Many clients are looking for houses near large cities

There is strong demand for houses located near cities across the country, according to data from real estate companies. The highest interest is in listings for houses around regional centers. Many people see houses as having advantages over apartments in big cities, as they offer greater peace and independence. In a house yard, children can play freely, there are no parking issues near large cities, and the yard allows for amenities like a barbecue area and hosting guests.

One of the main reasons for the high interest in houses near cities is pricing. A house near a city can be purchased at a price similar to that of a three- or four-room apartment within the city itself. At the same time, a house can offer features that are impossible in an apartment, such as a small swimming pool. Many people buy houses as second homes for weekends and holidays, while others choose to make them their primary residence. In such cases, it is important for the house to be close to a larger settlement to ensure quick access by car.

Fully finished and furnished properties are in high demand, but they are rarely available on the market. The prices of furnished apartments and houses are higher, yet many buyers are willing to pay more to move in immediately. This way, they save time on finishing works and furnishing. Another advantage of furnished properties is that the final cost is clear at the time of purchase. When buying a property that requires renovation and furnishing, it is very difficult to estimate all necessary expenses before moving in.

Property buyers are very demanding not only regarding the home itself but also the surrounding infrastructure. Buildings with greenery around them and houses with spacious, well-maintained yards are preferred. Buyers often make several viewings and compare market prices before choosing a property.

When it comes to apartments, new construction is more attractive to buyers due to the use of modern materials, better energy efficiency, the possibility of finishing according to the buyer’s preferences, and lower prices. Some new residential buildings also include modern technologies such as smart climate and ventilation systems, humidity and air quality control, heat pumps, and photovoltaic systems.
